New York Real Estate Sales Associate Requirements

  • Is at least 18 years old
  • Must be either a citizen or a legal permanent resident of the United States
  • No person shall receive a license if they have ever been convicted of a felony
    •  however, this rule may be waived in certain circumstances
  • Must successfully complete the education requirement of 45 hours of qualifying real estate course and pass final exam for the course.
    • Note: At this time the state of New York does not offer the real estate sales pre-license course online
  • Submitted a completed application, and appropriate fees with The Department of State
    • All applicants for a real estate license must submit a Child Support Statement, whether they have children or not, or any support obligation. If anyone is 4 or more months in arrears in child support their license may be suspended.
  •  Must pass the New York real estate examination
    • Can be taken either before or after completion of the 45 hour qualifying course, but license will not be obtained until both course and state exam are completed and passed.
    • Comprised of multiple choice questions
    • 1 hour allotted
    • Pass with at least a 70%
    • Cost of exam - $15
  • Must have a sponsoring broker before obtaining the license
New York Real Estate Broker Requirements
 
  • Must meet the same requirements as a salesperson, except that the minimum age is 19.
  • Must complete and pass a second 45 hour qualifying course, for a total of 90 hours
  • A sponsoring broker is no longer needed. Instead, the prospective broker must submit proof of 1 full year’s experience as a licensed salesperson or two years equivalent experience, subject to approval by the Department of State, in some other aspect of real estate, or proof of a license from a state with which New York has reciprocity agreement.
  • An associate broker must meet all the same broker requirements but must also submit the name of a sponsoring broker

NY Continuing Education Requirements

Complete the required 22.5 hours of Continuing Education every two years

Note that any New York real estate licensee who renews their license on or after July 1, 2008 will be required to complete 22.5 hours of approved continuing education, three hours of which must include fair housing and/or discrimination in the sale or rental of real property or an interest in real property.  The following classes meet the fair housing requirement:
